Q: What advice would you give to women looking to start a career in real estate?
RK:
Finding a mentor is one of the most empowering steps you can take when considering a career in real estate, especially as a woman. I owe a significant part of my success to the guidance of a trailblazing woman who thrived in a then-male-dominated industry. Mentors are not just guides; they are advocates who provide invaluable support, answer questions, and champion your journey. Their influence can be transformative, instilling in you the confidence and drive to succeed in this dynamic field.

But having a mentor who advocates on your behalf doesn't replace self-advocacy. Recognize your worth and confidently showcase your strengths. When interviewing, consider at least three different offices – brokers and team leaders. Choose an environment that aligns with your culture, values, and beliefs.

Q: What do you believe sets apart professional realtors from DIY homebuying or selling approaches?
RK:
Choosing a professional REALTOR® offers a distinct advantage. They have access to a wealth of resources not available to the general public. This includes ongoing education courses that keep them at the forefront of the industry, with specific designations and certifications catering to diverse needs. Moreover, REALTORS® are part of a vast network of thousands of professionals through local chapters, ensuring you benefit from collective expertise. This comprehensive support system is a testament to the commitment and competence of professional realtors.

Realtors have exclusive access to the MLS (Multiple Listing Service), a comprehensive database of properties. Through the MLS, they can effectively match buyers with their ideal homes and sellers with qualified buyers. Local chapters also play a significant role by generating monthly housing reports, providing crucial market insights like median home prices, inventory levels, and interest rates. Armed with this data, realtors can expertly guide you throughout the transaction process, demonstrating their comprehensive support.

There is simply no comparison. Having a seasoned professional by your side, equipped with specialized knowledge and resources, is the key to maximizing your success in the real estate market. 

Q: How do you assist clients in understanding the financial aspects of buying or selling a home?
RK:
Financing is a cornerstone of homeownership. That is why I always recommend pre-approval with a mortgage lender before starting your home search. Being prepared allows you to act fast when the right property emerges, especially in competitive markets like Central Florida.

The housing market is dynamic. Today's market differs significantly from even a year ago. A skilled REALTOR informs you about the latest market conditions and the most up-to-date financing options. 

For example, first-time buyers may benefit from FHA loans or the Hometown Heroes Program, which offers down payment and closing cost assistance.

Beyond market expertise, REALTORS are resourceful partners. We have established relationships with mortgage lenders, streamlining your pre-approval process. For sellers, I leverage my 24 years of experience to craft a strategic plan that maximizes the value they receive for their home. 

Q: What role does ongoing education and training play in your professional development as a Realtor®?
RK:
For fellow REALTORS®, my biggest advice is to embrace continuous learning. Every continuing education course you take is an investment in your success. Consider pursuing certifications like At Home with Diversity (AHWD) or Commitment to Excellence (C2EX) to elevate your skills, enhance your value to clients, and strengthen your resume.

Professional development is the cornerstone of a thriving real estate career. My commitment to continuous education is reflected in leadership training and education through the local association, participation in the Florida Realtors Leadership Academy (2022 graduate), and the Leadership Orlando Academy (2023 graduate). Staying well-versed in market statistics and actively engaging with the real estate community is also essential for staying ahead of the curve. 

Q: How do you help clients navigate potential pitfalls and risks associated with real estate transactions?
RK:
Real estate transactions involve significant financial commitments, so mitigating risk is paramount. Transparency is key. I ensure my clients fully understand their affordability range, translating it into clear monthly mortgage payment figures. This empowers them to focus on properties that align with their budget.

My extensive experience in this fast-paced market allows me to anticipate potential risks and guide clients through potential pitfalls. Every transaction is unique, and my expertise lies in crafting personalized strategies that navigate the complexities and secure the best outcome for my clients. 

Q: Which woman inspires you and why?
RK:
My mother will always be my number one inspiration in life and all that I do. She is the pioneer in our family. She leads with strength and courage and is a servant at heart. My goal is to emulate those qualities. 

In the real estate community, I'm highly inspired by the women who helped pave the way for me to be the 2024 president of ORRA, and there are many. I thank them for their contributions. They have all made an enormous difference in our industry and our communities.

Q: What advice would you give to young women who want to pursue their dream and start a business?
RK:
Finding your "why" is paramount. It fuels your passion and provides the foundation for a strategic plan. Start focused - don't get overwhelmed by every step. Tackle them one by one. Don't wait for the perfect moment; seasons change – seize the day and go all in! 

Q: At the start of your career, what do you wish you had known?
RK:
I wish I had known the importance of attending conferences and training earlier in my career. There were conferences and training courses I wished I had participated in earlier because I see the impact and value they would have had. Industries conferences or Walking on Fire with Tony Robbins would have been very beneficial early on. With that being said, it's never too late.

Q: Do you specialize in certain types of properties?
RK:
With extensive experience in the real estate industry, I've developed a strong understanding of various property types. While my focus lies in residential properties, I can also assist with commercial needs. Additionally, I hold certifications in luxury homes, foreclosures, and short sales, allowing me to represent clients across diverse property segments effectively. 

Q: How do you help buyers compete in a tight market?
RK:
While inventory has improved since the COVID-19 peak, it remains below a balanced six-month supply, creating a competitive market. The key for buyers is to be prepared to act quickly. Pre-approval allows you to strike when you find the perfect home.

Beyond my extensive experience in Central Florida, I've developed strong relationships with realtors locally, statewide, nationally, and globally. Real estate is, and always will be, a relationship-driven business. Combining experience, market knowledge, negotiation skills, and these strong relationships allows me to build a winning strategy for my buyers.

I am the friend everyone comes to when they have a situation, need advice, approval, etc. Friends call me when they are feeling down, need help planning anything, or just need someone on their side. I am my friends’ biggest cheerleader.
